The Process

Each of our clients is unique and bring their own individual requirements

to the table, but on the whole most jobs follow the same process.

For many people about to embark on any architectural and construction work,

especially for the first time, it can be both an intimidating and confusing process.

Your first port of call will often be a chat with a surveyor or an architectural designer to discuss your ideas.

Here is a simple breakdown of the separate stages we will take your project through to planning

permission stage to help you know what to expect...

Meeting

Stage 1:
The Brief

The initial stage often takes the shape of a conversation, this can be either face to face over a cup of tea, or over the telephone, with one of our friendly professionals to discuss your initial thoughts and ideas and see which services you require.

Stage 2:
Measured Survey

Once we establish which services you require, the next stage is to conduct a measured survey of your property, this involves visiting your site and taking accurate measurements and photographs for our design team to work from later in the process.

If you require a full building survey we also offer this service with our RICS Chartered surveyor.

Stage 3:
Sketch Design

Once a measured survey has been conducted the next stage involves our skilled architectural designers sketching out rough ideas, this is the start of the creative process and a chance for you to ensure that both yourself and our designer are on the same page and that they understand your requirements.

Stage 4:
Planning Drawings

(Floor Plans)

Stage 4 sees the drawing up of detailed architectural Floor Plans of your final design using the latest C.A.D programs (Computer Aided Design) to specific scale sizes as required by local councils.

Existing and Proposed Floorplans are drawn up to help you clearly see the proposed works. 

Floor plans provide a birds eye view of your property and may also include some furniture to help with a sense of scale.

Stage 5:
Planning Drawings

(Elevations)

Stage 5 includes the drawing of scale elevations of the exterior of your property, both how it looks as existing and how it will look upon completion. 

 

Both plans and elevations are compiled into a proposal package which will be submitted as part of your Planning Permission application if applicable and you will also use these drawings to submit to contractors for tender prices. 

Stage 6:
Planning Application

Depending upon the size and complexity of your development you may be entitled to proceed with construction under

Permitted Development in which case you simply need to notify the council with a copy of your drawings and a building notice.

If your proposal falls outside the allowed parameters of P.D. then it will be necessary to submit a Local Council Planning Application, this can take up to 7 weeks to return a decision and incurs a fee.
